Hurricane Helene is strengthening rapidly as it approaches the Florida panhandle. The NHC just upgraded it to a Category 4 hurricane (winds 130 MPH), with a 947 mb central pressure that’s still dropping, so it will likely get even stronger before landfall. Tallahassee, which is 30 miles inland, is going to take a direct hit, and the storm surge east of city is going to be enormous.

One effect of climate change is that the waters in the Gulf of Mexico will continue to get warmer, creating an ideal engine for major hurricanes. That real estate prices in Florida are still going up suggests that particular market can stay irrational longer than a lot of beachfront property can stay above the waterline.
